Closing .
On closing day you will visit the lawyer’s office and sign any final documents that are required as well as provide a cheque for any balance of money required to close. We will also do a pre-closing inspection of the house either first thing in the morning or the evening before.
The purpose of the pre-closing inspection is to make sure that the house is in the same condition it was when you made your offer. We will also check to make sure that it retains all fixtures and chattels that are supposed to remain. We will normally have written into the offer that vacant possession will be by noon on closing day. This means that by noon the sellers will have everything moved out and, hopefully, will have had a chance to tidy up. I suggest to buyers that if at all possible they do not schedule delivery of their belongings until at least mid-afternoon. This gives us some flexibility if we encounter any problems with movers’ schedules, delays in transfer of closing funds, etc. We try our best to prevent any problems but staying calm and flexible is the key to a moving day that runs smoothly for everyone.
